330新政将满月 镇江房贷落地 成交回暖

[摘要] 330新政即将满月,而央行又出新政,4月20日起下调存款准备金率;既而各地公积金贷款额度提高,降低首套房首付比例。在政策如此紧锣密鼓到来之际,镇江的楼市又将呈现出哪些不同的反映呢?

 房价逐渐趋于理性 

在330新政的刺激下,房企开始打起了“涨价”的心思,镇江有超10盘明确提到楼盘价格的调整,但是房价实际上涨的楼盘却很少,众房企并不急于对价格作出大幅调整。在房天下数据监控中心统计的镇江四区在售的100多个楼盘中(含别墅),4月全市仅有2盘报价上涨,占全市在售商品房(含别墅)总量的1.62%,9家楼盘报价下跌,占全市在售楼盘(含别墅)总量的7.32%,另有112个楼盘报价持平,3家楼盘因价格无法计入或房源推出不同而无法比较。

近期镇江楼市价格变动较为稳定。一来对价格进行调整的楼盘数目较少,二来即便楼盘对价格进行调整,其价格波动幅度也大都低于10%。无论是从调价楼盘的数量还是价格波动幅度来看,镇江楼市都是较为稳定的。

房天下资深编辑认为,330双政策出台,房价会稳定增长,但不会出现爆发性增长。归根究底,房价是由供求关系决定的,但一些品质好、配套好、服务好的楼盘供不应求,出现一定幅度的涨价也属于正常现象,但大部分都会处于求稳的状态。

330新政将满月,镇江楼市成交回暖,大部分银行首套房以及二套房首付都有了一定调整;房价逐渐维稳,政策利好下5月或将迎来小幅上升;同时房企也将在5月加大推盘力度,更加激烈抢占市场。而业内人士预计楼市下一步的措施可能包括调整个人所得税征收标准、继续调整公积金贷款额度、加快筹建国家住房银行等。
